Be prepared to build a business that will require much work and education before dime one is earned.

And it will require continued infusions of time, work, and education if you want to be successful.

The real estate profession is a hard one to be successful at even whey you have had other business experience...I think I would tell them to think twice.  Make sure they have a years wages set aside because the first check may not be large and may not come for many months

It takes lots of hours and hard work to grow a business and it takes awhile for steady income to be derived. Make sure there is a financial cushion to fall back on.

I would tell them about my experience in the first year and what needs to be done.

Let them know there is a lot of work, and a lot of rewards.

If you are not truly committed, rethink your plans!

Mary Yonkers - having a real estate license is a good idea. Practicing Real Estate needs heart - if they don't have it, I'd advice them not to do it. Simple.

Tell them the true cost so they go in with eyes wide open

Get a job and work it till you get at least 3 deals close

Talk with a number of agents in the business. Make sure you have at least a 6-month financial cushion. Spend some time analyyzing WHY you want to do this - does it just sound like fun or can you outline the real reasons why this is a good move

Join a Team !

I would suggest that they interview with several copanies and choose one based on the level of training that they offer. I'd also tell them to expect not to have a steady income.

I would provide no advise, but hand them a copy of my book instead, when it becomes available. If they won't do the work that protects them, accept the reality they can not be protected.

But if you must, ask them, "Are you Starwars or Startrek? and why."

Star-trekers do not do well in real estate. They rely/depend on the rules that deliver fairness. Sorry, the rules will not care for you in real estate.

I wouldn't offer them any advice unless they asked me specific questions.

To have plenty of cash reserves to live on ... at least six months AND enough cash to infuse into starting the business.

Depends on their personality and what I know of their drive.  If they are driven and motivated , I'd tell them the hard truth, but let them know I'd help them in any way.

I don't know what you should advise that person, Mary, but my suggestion is to first be clear how much (if anything) you are prepared to invest in their success.  They may be asking advice or they may be wondering if you will be mentor or more.

I'd wish them well and I'd direct them to an office that has the proper training for newly licensed agents....our office does not...we have seasoned agents...

I would suggest they build a resume and learn real estate part time.

Make sure this is what you want to do straight out of college.  You are working for your self and you have to work harder than a 9 to 5 job.

Ask any and all questions you have, save lots of money, and find a company that offers lots of training and will be available whenever you have a question.

Try something else; you didn't have to go to college for this.

Real estate is a wonderful career selection for those who are willing to do what it takes to compete with the best in the market.

What did they go to school for? Get a job in that field - leave the thoughts of real estate behind.

I would simply be honest about what it takes to work in and succeed in this business. Nothing more than I would tell anyone about the business if asked about the pros and cons of getting into it.

Mary - I would make sure they knew what they were getting into, support them 100%, and let them know there will be ups and downs along the way.
