Recently is has been discovering the have not been honest in their disclosures. Representing the buyers, as has been the case, I stick it to the seller for non-disclosure ... the most recent incident ended up costing the seller $6,600.
I cannot tolerate any form of dishonestly.

Sellers having 'vintage' homes, where everything is still 'original', and your Seller is in their 70's - 80's, can be a challenge! They are not even thinking about, nor considering, any upgrades or remodels or renovations. In this case, 'vintage' is not a compliment - HA! Jeff Dowler CRS. Not surprisingly, Buyers who are in their 50's - 60's still want those upgrades in kitchens and bathrooms, and those walls knocked down, for that 'open concept'. Not happening in a resale home that is almost 30 years old.

Seller challenges?
Since I am going for the highest sold price every time, appraisal is an issue, more so with certain lenders.
Solution: remove appraisal contingency before offer is accepted.

Jeff - Biggest challenge is when the listing is not up to par with other homes for sale in regards to condition and upgrades. Even if it is priced accordingly, buyers want move-in ready, and updated.

Denver's market is very brisk, and sellers think they can get thousands more for this listings than fair market value, upset when the appraisal comes in, and they don't even think they have to clean, because it WILL sell.
