I do it with my Buyers Spirit Messingham  and we leave them up for 30 days.  I think it is false advertising for the Listing Agent to say they sold it when they only listed it.

 I could see the buyers agent doing it not the seller. The seller agent had nothing to do with the sale other than list the property.

I think the buyers would prefer a sign free yard, even if they agreed to a sign. They might feel a little annoyed and not say anything about it, at least not to you.

Most buyers want the sign gone very soon after closing. I have gotten permission to keep my sold sign up a few days after closing but have to say they are glad to see it go.

No, except for a short period of time. Eventually people will get sick of seeing it and wonder why it's still there. We have to remove all signs with 2 weeks.

I would tread lightly if the buyer was represented by another agent.

That agent may want you to keep your hands OFF!

If it was your buyer....ABSOLUTELY a fantastic idea. Worth a Papa John's every Friday it remains in the yard.  The sign would be a whole lot more that 'Just sold by Spirit Messingham"

Spirit, I have not done this.  I'm happy with having my "SOLD" rider on the sign for a week or so once we're ready to close.

 

It is not a practice out here to do the "This buyer was brought to you by ..." sign on the lawn, and if an agent did what Susan Emo does and put their sign on it with a sold rider, they would be brought before the ethics board in a heartbeat and sued for false advertising.

There are sign ordiances in many towns. You are supposed to take down the sign after closing.
