1. I wish they would be more careful about not mixing up home maintenance issues in the report with real repair issues.

2. I wish they wouldn't mark things as not to code, when older homes are not required to be at current code in many circumstance.

I'd like to see some more advanced technology, perhaps a hosting platform where clients can access the reports not via email. Maybe even a Q&A option. I always appreciate the easy to read reports.

Nina Hollander's answer hits 2 of my wishes. Also most inspectors are a little weak on spotting drainage issues (we get a lot of rain here) that can eventually impact the foundation if not addressed.

Opinions don't belong in a report.  The write-ups sometimes need explanation.  Switch errors and burned out bulbs are a pain.

I really can't think of one thing. I use a family owned and operated company and the owner is the inspector. His reports are detailed with photos that show the location he wrote about which makes it perfect for first time homebuyers who know nothing about the house. He stands in the home and explains the concerns he found. He shows them the water shut off valves, he really is thorough (he was a contractor in the past) so its like doing a walk through on a new home with my buyers. I have never had any complaints and I have always felt confident with his findings. He also words it in a way that does not scare a client (If there is a water leak, etc) but makes them fully aware of what it will take to fix an issue.
