Don't use the phrase. If it is priced right, it goes without saying!

I don't but I do enjoy seeing that on a listing that is 30 - 60 - 90 or more days on the market.

In our market, I laugh at those that do, then I look at the date the listing went on market and its been weeks or months.

No, that's like saying "won't last." It's the kiss of death for a listing.

I do not say or put words in ads or mls that state "Act Fast", "this won't last" or "Better Hurry."
First, I think it's a cheesy way to market a property. Second, I have seen many listings that I expected to sell quickly and they end up sitting on the market for months.
So, I stick pricing homes correctly, writing about the homes amenities, features, and qualities. I do not try to predict the future with a silly and immature innuendo that at best lets me give an "I told you so" moment to those who somehow missed the deal of their life and at worst can make me eat crow. Neither outcome serves me very well.

Good morning Richard. I would not use the phrase, it is ignored by everyone.
864,758
If it is listed correct, there is no need for me to tell them to act fast.
4,322,035
Richard Robibero, ABR, SRS - you mean you want the listing to take for ever to sell?
'Act Fast' is one of those 'no-no' phrases - and I do not use it.

I don't put it on the MLS but sometimes in righting an ad or flyers I put in call to action words.

No I do not use that phrase. I do my best to price and stage them right so they get offers sooner than later.

no, no, no..... I soooo dislike seeing that in a listing....and then the listing stays on the market for 6 months and agent never changes the text!!!! OMG...

Condition, location and pricing are the facts that will create fast action.

I do not, but have seen it done. I marvel that the agents do not keep an eye on it and it is months later with the MLS comments still showing, "won't be on the market long...gone by winter" and it is Spring and 150+ days on the market.
Personally, I think the verbiage sounds like a used car salesman.

I try to stay away from cheesy "sales" lines. I dont like or appreicate it when shopping for a car, bed, cellphone, etc. I desribe the property in accurate terms. I also dont like it when agents USE ALL CAPS LOCKS IN THE LISTING! Are they yelling at the reader to come view it? I dont like it.

Buying and selling real estate is an emotional process and by saying "act fast" only adds to the pressure and anxiety so I try to avoid this kind of talk .
43,981
No, we don't. If its priced right in the neighborhood and has great photos it usually sells fast :-)

Richard,
No we did not ever use that, it goes along with "Must See, to believe!" in our opinion. A

the best call to action , is action. the best way to convince a buyer to act, is the agents history. which is partially price... for instance, our projects tend to sell out quickly, so people know when they do come avail, better act (if you want to) so if you had a listing in the neighborhood that sold quickly a month ago, i might say The last one in this neighborhood only lasted a week" dont wait. even considering a resale and different owners

No, in general I wouldn't tell people how to act or think in marketing remarks. Too high of a probabilty of pushing a negative reaction button, in my opinion.
933,508
No. Too many times I've seen " Hurry-won't last" in MLS and Days on Market is 149+
61,641
I no longer use the phrase "it won't last long". I had a listing in a neighborhood which was booming. It was priced right and we had 4 offers in the first 4 days. I didnt even have a chance to refine the write up in the MLS.

I have not put "act fast" in my ads for some time. If I think it is a really hot property and a great price, I might use that term.
1,466,257
Richard Robibero, ABR, SRS No, it's an over used cliche and just takes space in the MLS remarks.
1,102,470
No. And if I see it in a listing, it almost always has long DOM, so it is not effective.
921,504
I do not say it.
It is the line of others waiting to take a look that communicates the message with greater authority than I can deliver.

I would not use those words & a few other phrases that are just too ridiculous. Act fast on a home listed for 90 days? Think not ....
