What's a "deal"?  Usually the answer is vague and all over the place. You could be spending a lot of time looking for something like that without ever hitting the "deal" target.

Yep.  I tell buyers that sellers are not giving properties away.   When  I get a call/email and they are an "investor" I am very careful as that usually means I YOU to do a lot of research, show a lot of houses, make many, many offers to pick up one low ball property.  No thanks, that is not the business I conduct.

Jack - Based on my experience, no matter what you bring them, they will always want something better. I don't think most of these people are legit, or realistic. You really need to ask them some specific questions so you know exactly what they are looking for, and to make sure you are on the same page before proceeding any further.

If I'm a serious buyer, I'd have my representative looking for every deal possible. That would include FSBO's, off markets, and knocking on doors of homes I would be interested in. If whoever I hired felt uncomfortable representing my needs, then I would find somebody else.

Depends on my relationship with the client. I have clients who I would--DO that for but I don't doubt that my time will be rewarded. And I have clients who I would do it for and not charge a dime, as part of a bigger picture plan.
A blind inquiry from a Trump-Helmsley on speed hybrid graduate of some infomercial seminar . . . nope!
And like Alexandra said above . . . what constitutes a deal for them will drive the response.
