Hi Greg I had the best engagement with a community video and then hyper targeting it with homeowner demographics.  It didn't bring in leads though primarily it was for brand awareness.  

Yes, Boosted open houses work well.  Open house ads work really well. What works best of all is retargeting! I love retargeting ads. I get a huge return. They are a little more expensive per conversion than the regular ads but they are super targeted. Facebook offers the most phenominal marketing for very low costs. 

So far, none, but the targeting and reach is affordable so I'll keep trying.  It is easy to see that they are effective by the number of clicks on the virtual tour page so they are reaching the consumer.

Highly targeted Home Value, How to Guides, Just Listed/Just Sold Ads.

None have worked so far.  Open house ads are what I've tried primarily and zero peole came to the open house from it.

I am testing several right now. Seem to be getting a lot of engagement, and they are very defined. No leads yet, but its still early in the season, so I am using traffic as the guide.

I do not use FB much at all. I do not believe in paid ads.

Paid? None. I post in local groups for free. Typically get about 5-10 hits per post. I can live with that. :)

I boost certain posts about RE, Home Values, and general information. Not so many leads but add to the engagement
