Confront, every time. If it slides, they'll consider it open season for fraud and a "whatever it takes" attitude. I'd rather lose commissions, clients, partners, whatever, than risk my license & career. I've used this line more times than I'd like to be able to recall: "I'm sure there's someone out there that will help you pull off what you're trying to pull off, but it won't be me. I value your business, but I value my career more"

A new realtor listed a property and she overheard the buyer when showing the house says to the seller: "I want to buy your house direct to save your overhead". Why don't you fire your realtor so I can get the home cheaper?"

Yes, of course. But you can confront in so many ways.....You have to understand why they did what they did and how you can fix it without ruining a deal and your relationships.

I've not faced this situation (thankfully). But if I did, I suppose I'd diplomatically try to ask my client about it and then work towards solving the challenge.

This is one of those, "It depends." If it's a little white lie I might let it slide. But a big nasty one? maybe not. My style is to solve challenges that are thrown my way and minimize the impact on the buyer and seller.

If it is against my reputation, the client is toast. If it jeopardizes the sale, it really depends on what is going on. If I can repair it and the client isn't a total jerk, I will try it. If he is an unmentionable body part, he is on his own.

Paul - I do what I can to deal with the issue without flat out confronting the client. I will certainly bring it up, but treat it like a misunderstanding and work to resolve it.
However, if they flat out lie and deny, then I would seriously have to consider how that could impact things. I don't need trouble, and certainly don't need any legal issues.
1,728,867
I bite it in the bud. Then cut em loose. Fortunately, it has never happened...at least to my knowledge

My License is part of my ethics, reputation, hard work, good conscience, and I see no reason to put it in jeopardy for someone unethical. I would have to confront a client, knowing there was a possibility that I would 'walk away' Paul S. Henderson, Realtor, Broker, Tacoma Washington.
