It really is a matter of preference. I had buyers who passed on homes that otherwise met all their wishes just because one person absolutely had to have a tub in the Master bath. Other buyers feel the extra tub is a waste of space. However, as long as there is a second bath with a tub, most buyers think it's ok.

I would never counsel a homeowner to remove a tub. It's like taking out a bedroom.

You need to keep one tub in a home for resale issues. The master can be designed however the owner likes but it might be a problem later on if there is not a tub somewhere in the home.

Joan - A tub is important if you have young kids for sure. However, neither my wife nor myself use a bathtub, and our kids are all older now, so we would love to get rid of the tub and create a nice big shower in our master. Our other bathroom can remain a shower/tub like you suggested.

It's a good question.
We are flipping a rehab right now. I wanted to take the only tub out to make a bigger shower in the small master bath. But I took the advice of a few colleagues who said a bath is a must.
So we added a new tub. We'll see how it goes. Listing it next week.
