I haven't done an open house in 11 years but when I did I handed out pamphlets about the home with my information on it.  People can be overwhelmed with to much info.

I have a lot of success with open houses, despite the fact that I do not have much for hand outs.  If they want more info I ask them to leave an email address and send it out to them.

I do not think that the paperwork is that important. Also, being a green Realtor, I try to print only necessary marketing material.

I think that is just fine to do and more than most agents would. It might get you an opportunity to work with them but you should track your results to see if it is paying off.

Packets might or might not help. I would focus on the property and be familiar with the community and current listings and sales around you. Open houses don't have to be formal.

I think if you can talk about values and other homes currently in the market or recent sales that makes you more professional and valuable than just handing out a packet

Some people coming to an open house are wanting to buy a home.  I would show them the home you are in and find out what they are looking for and make an appointment to show them what they are really looking for.  Now if it is the home you are in great.  If that is the case having that information available is good.  Then get a prequalification letter and write it up.

Wow!  That is a LOT of stuff (that most likely will end up in the trash).  I hand out a 1 page flyer and sometimes a mortgage rate sheet.  I also have papers handy advertising my services incase someone is interested.  That's the extent.  CMA is good, but only if someone wants to see how the price was justified.

For sure, Allie!  Open Houses are still our tried and true way to get new clients.  Most people who come to an open house will NOT be buying that house, but they are interested in the area.  Be prepared with the information and resource they need and they will remember you.  Good luck!

I make a full size flyer with information about community also includes my info.  Sometimes I have questioners the home owner would like completed. People actually like to give their opinion.  In the past I made packets didnt' see any value. No one is interested in all that. They can get basic information online.

I like to be able to talk about the market conditions specifically - inventory, etc. - with attendees in person, but do have additional information available. I'm friendly, casual, and try to ask questions that will get them to talk so I can best assist them, espeically if they have an interest in the house. But if not...

To save time on preparing packets - I would prepare a couple to have on hand, but I found the most success having the information mounted on a quad fold poster board so if potential clients are interested they can see the information.

I'm with Lisa I think most important is trying to engage one or two couples and go deeper with them so you can get accurate contact info to follow up.  And really knowing area sales to talk shop.

Does it impress you that another is knowledgeable regarding a topic by what they put in your hand? Of course not. It is interpreted, "I don't know so read this and never mind about that tree."

What instills assurance and trust is your ability to resonate with what is on that persons mind. 

'I'm not a mind reader!" you respond. I agree. Neither am I.

So I would suggest creating a situation that allows the visitor to reveal what is on their mind. THEN you can not only demonstrate your KNOWLEDGE but your incredible perception.

This is the outcome of a purposed open house as compared to the open houses carried over from the last century.

Now, it is common knowledge you have less the 1% chance of SELLING this house as the result of an open house. Why  would you conduct an open house in defiance of this reality? Host an open house with a real purpose.
