For all the previous answers and clearly, these guys want to take the short cut. What else will they 'breeze over' in the attempt to rack-up sales and listings?

I'm assuming the brokerage and the license number are under the redaction. Take out the word "standard" and there is nothing wrong with the (b) column header. Of course, if you meant it as "most realtors have a standard practice of charging 3%" then it is fine.
No one cares or would get in trouble for not TMing or (C)ing the word "Realtor". The common person just thinks it's a job title and has NO clue about the NAR.
They do have the "we're not soliciting you if you are currently listed" disclaimer. Interesting that they say they'll pass on 3.5% to the selling agent and not all listings qualify for 1%. Probably only 1% if they double side it.

I hate to say it but I'm not seeing all these 'compliance' issues that some of you are. I can't see if the broker name, agent name & phone # are in there but it looks like it.
In IL you are allowed to be stupid, obnoxious & forward. Not playing well with others is also allowed. There are those last 2 disclaimers that are the 'exception' clauses which makes the whole postcard void.
I bet if you sent this to your board for their 'appraisal' you wouldn't like what they said.

Tony and Suzanne Marriott, Associate Brokers I guess this agent doesn't want to pay a coop fee. It looks like they didn't have a font to make the disclaimer smaller. This agent won't be in business long not making any money.

I don't see any reason why the doj would care and the minor infraction with nar, which, if reported, will do nothing except get them a letter. been there did that.

No 'standard' list fee.
No class.
Turn em in. For the former.
And yes, there's probably more.

I just received a similar but much longer quiz with $1 inside to fill it out. Something like that comes in mail often. I also loose listings for those who come with the only value in presentation: I'll charge the least commissions. Good luck, you get what you pay for, do not call me with complains about your choice.

I can't see anything that is other than obnoxious about this type of advertising. The 1% claim is a little misleading since it only applies to the listing portion of the fees. It's sort of an attention grabbing hook. But it is accurate.

I see them, too. I'd love to see what homes don't qualify for this, and would love the details of the program!

Not to be argumentative, but in my state, I have to have the broker name prominently displayed. I probably get fined for having it that small.
He/she isn't discussing commission with other agents and isn't trying to collude to set a price with other brokers, as a matter of fact, they are doing the opposite.
Arent disclaimers common to keep you legal?
Edited - now I see. No broker, and the trademark for the word Realtor (which I just violated cause I can't figure out how to make the symbol). I thought it had the broker name in it.

1. Trademark Violation - "Anthem Realtor"
2. Term of interest to the DOJ "standard 3% listing fee"
3. "Hook" disclaimer - "Not all homes qualify for 1% listing".

That form is actually an attention getting ad this time of year and the format is very usable even if not choosing to cheapen one's value.
I would give this marketer a 'A' for creativity.
An 'A' for non-conformity.
An 'F' for playing well with others.

I always pay well for professionals, anyone who feels the need to sell themselves out will not have the opportunity to sell me out.
