My lender does a great job and I can always count on him to use common sense when looking at one of our deals and looking at it more from a standpoint of are we all going to be making money here rather than the approach that many others take in determining if it will fit into the criteria used by the govt and those who buy loans.

I have a fantastic group of lenders so not much to improve on. Mostly, I wish they would tell me upfront what documentation they want from me (not my client) so I can provide it as I have it, instead of getting last minute requests for another piece of paper.

The lenders who are not beholden to AMCs are the best. We are getting half assed appraisers too often through the AMC process because most of the good ones don't work for peanuts.

Better communication. Follow up and follow through on commitments made. If they say something is going out on a given day ... then it better happen. If not, communicate status so no one is left wondering.

My preferred lenders do great. The problem is when the buyer uses someone who is not so good. In those cases those lenders need to do a better job of communication and be cognizant of what a closing date is.

Bob Betel in the old days a lender was truly a part of my team. I would send them leads and they would follow up with the leads until they did the "buy or die" Lenders are far too busy today and get far too many leads to follow up on all of them. I'd like it if they did though. I'd work with that lender provided they did everything else professionally.

My 2 favorite and valued lenders need do NOTHING. They are efficient, likable and communicative.
Other lenders, I would stress the 'communicative'. We still have lenders who are too busy to talk with us, and when they do, it is in caveman script that tells us a. they are being told by 'someone' to stonewall us and b. they are not giving the file sufficient attention.
We try to avoid those lenders.
