Many years ago, I was advised to do the same.  I quickly realized that I, as a viewer, would never submit my contact details and that it would tick me off to be asked.  I quickly removed that requirement from my site and now have only the people who want to work with me, get in touch.  I like the Field of Dreams approach Amanda and Jared Christiansen

For years I didn't require it and was told by other agents that they and their clients loved getting information from my site. So... this new site I have requires after three views, but I agree that I don't like sites that require it either, so may go back to open access.

I think the standard is usually 3 or 5 views before prompting for info. We let people look for free but if they provide info to set up an account they can save favorites and recieve email updates from their searches. That way, if they were looking and don't leave info they proabbly weren't serious anyway, the ones that see the value in the saved searches are the ones we want. good luck.

Yes.  I ask for registration after 3 views.  I then require registration after 6 views or they can no longer see results pages.

Some give me bogus info.  But, I pay good money and spend a lot of time tweaking my site.  If they want to use it, I want to be able to contact them.

Amanda and Jared - I allow complete access to my site/home searches without requiring any registration. However, they can sign up/register on my MLS search so they will be able to save their searches and receive email updates.

I just unsubscribed from a blog tonight because they required me to fill in my name and email in order to watch a video.

Let them see the listings without the hardsell, or they will go elsewhere, if they like what they see on your site they will call or send you a note.

There a different strategies on this one.  Obviously, if you have some sort of forced sign up, you will get more "leads"...and you will also lose more potential clients.

I agree w/ Susan Emo and have found in our business, it's better to let the customers self select.  If they contact you, they are very interested.  Leads to better close rate and use of your time.

Ours you can change to zero 3, 5 whatever. Most 'people' say that to get the most leads obviously you force register. Then when you do that people go where they don't have too. I've taken it off now probably over a year & I have seen less people registering but then alot less 'Jack Daniels'.

I will have it in about 15 minutes they are telling me (they are tweaking it now), however I told them to make sure it allows an opt out.

 

I hope my site (whichever of the 12) wow them enough to come back, and maybe save their search, that is if they don't want to sign up right off.

They can search as many times as they want on my website.

However, access to 'priveledged data' requires membership.

I do not remove or prohibit activity based on their reliance on the website.

Besides...if they are on your website, you have EVERY piece of information you need to convert them to a contact. Why would you use tactics developed in 1988?

Also. some dialing for dollars organizations have traumatized citizens who now know better than to open their portal of contact.

I have peopel tell me that the reason they visit my website and search there is because they don't have to register. When they are ready, and they decide to use me for their agent, they'll let me know. There are numerous places for people to search, if they are on my website, they have the opportunity to get to know me, and I have greater chance of  getting business from them.

I know many other sites give that as freebie - however you want to generate the leads so why not?

I have two sites and go both ways.  First of all, I don't want Elvis and Mickey Mouse registrations and forced registrations brings those.  So I have my primary site that allows a person to look at the entire MLS and never register.  BUT BUT BUT, I have a link on my home page to my other site and explain that they can save, share, comment, ask questions but to do so they have to provide us with email and phone number.  So I tend to get more serious people clicking through and registering

If you have good content and great search ability then they should register to take advantage of it.
