Last year I didn't market for buyers only. I worked old expireds by letter. I cringe every time the postal rates go up. I'm not sure in my market if a service like Espresso Agent would lower my expense or not. The mail marketing wasn't cheap.

The most effective tool that I have for generating new projects is my phone, just call a few clients and colleages and ask who they know that needs our services. Generally only takes a few calls before we are busy again.

As someone working on a new website, I consider from my past experience that websites are by far the BEST in generating leads. But not just any box website, but one that has good local content, lots of information, but not too wordy, more visual and easy to navigate.
