I've prepared my sellers that it is a possibility it will happen, and to not take it personally. I encourage a counter, but understand if they don't want to. I think I get more worked up about low balls than my sellers do!

I present it to my Seller along with reasons why the offer should not be accepted. I don't discourage a counter offer. You never know if a Buyer is just testing the waters with a low offer with intentions to offer more off of the counter offer. Some Buyers think that if you don't ask you don't get.

We haven't seen REALLY low offers in our market since it has been brisk, but always try to warn sellers not to take it personally. Present the facts on value, and if the buyer won't increase the offer, they are not the right buyers.

Sometimes they are too far apart and if buyer's agent is looking for a bargain, I'd suggest to my sellers - let it go!

Well, I have to inform my clients about any offers. I do not get emotional. Very often the original offer is pushed up and closed successfully with everyone to be happy( yes, it is a waste of time, but some buyers always wants to start low, and our main job is to negotiate the best terms for our clients, right?).

if i get a call, a email or whatever form... i contact the other agent in some way..and say.. really? your not kidding, i know... do you want this house? or do you want to just make my owner angry and you wont get it at any price? if your trying to steal it, its not happening...if your client really does want the house...i suggest you email me right away and say oops, i made a mistake on the price(it has happened) and i am resubmitting.
cause if i present this (and you know i have too) my buyer will tell me and you to take a flying fudge. and if you really do want it, he is the kind of person that wont care now if you go over asking..your call buddy !

I am used to listing properties for the correct selling price. I prepare the seller for low offers before we get them so they are not offended. Them I encourage them to counter. Most of the time in my experience a buyer is just trying to see if they can get a deal. They will usually pay close to the list price.

I've been amazed at what some Sellers have accepted even against my advice. They may be in more of a pickle then they let us agents know and have to get out from under a mortgage or lose the property completely.
