I had a disgusted client call me a couple weeks after she moved into a house we had inspected together.  A contractor had tripped both the bathroom and kitchen receptacle GFIs, and his cousin, an "electrician," diagnosed the problem over the phone as one most home inspectors are missing.  He said he had to replace the breakers, all the receptacles and probably all the wiring in her 7 year old house.  Calling her at work, I told her to please call me when she got home.  After clicking the three tripped buttons all was well.  When I reminded her that I told her to always call me when contractors told her things, she remembered and finally got it!  Another client was told there was "too much carbon monoxide" in the flue vent between the water heater and main vent stack!  The solution:  replace the 4 year old water heater, and ALL the vent tubing through the roof!   Fortunately he called me.  These are not stupid people.  The first client is an MBA financial analyst for a large phone company and the second a Secret Service agent.  And both nearly got sucked in by these twerps.  Unscrupulous you say?  Sometimes that word isn't strong enough.  And Pat, remember what happened when we went back for the reinspection at that house?  To tell you Michael - the "contractor" met us at the door saying he had "personally" repaired all the items on the addendum so there was no need for us to do a reinspection.  Absolutely NOTHING on the list had been done, or done properly!  When the contractor gets busted twice on the same property the contractor is the problem.

I sold one a few years back with a "new" HVAC that Jay Markanich carbon dated to ten years prior as a manufacture date.  We insisted they pull it out and put in an actual new system.  The contractor was not happy.  The buyer was happy indeed that Jay caught it.

Good morning Michael. Unfortunately I run into them all the time, when I'm doing a mortgage that involves renovations. They are vetted, but some still make it through and are just contractors you don't want to see again.

Yeah, red flags is right. Both units need replacing at same time . Ha. This is one reason I avoid or don't rush on recommending contractors. I'll give people a few names if they don't know any contractors, and suggest they interview them or others and get at least 2 or 3 estimates. We can go to DPOR among other places and check on contractors.

Yeah, I filed complaints with the State on my home's builder 2x. Both times, they sided with me. That was 15 years ago. Builder is in jail now. :)
