We have always been told we should not be at the inspection, as we are not the inspector.  However, I like to get there 30-45 min before they are finished to get the summary and see what the issues are so I can relay them properly on an inspection notice.

Absolutely. I get dressed to be under and above the home to get a first look.

I help the inspector so we are on the same team. The insector often asked me about the soils, foundations and structure since I carry other licenses as well.

I always did and so were my buyer clients if at all possible.  I found it much easier to negotiate repairs when I had first hand knowledge of the issues.  I only had one sale rescinded because of an inspection and there were just too many issues to deal with.

EVERY SINGLE ONE, as a listing agent i want to see first hand what the inspector sees and says, i can stay close enough to hear but far enough away to stay out of the way. As a buyer agent to again see what the inspector sees, answer my buyers questions and be able to determine what is or isnt a must to address.

Typically, I don't and typically my clients don't either. We receive a full report within less than 18 hours of inspection and can discuss in detail with the inspector the findings once we've reviewed.

I used to as many of them would kill the deals with small items, but I stopped to avoid the fighting and instead worked to find inspectors that wouldn't panic buyers.

If you are claiming to be a "Buyers Agent" then you have a fiduciary duty to put the clients best interest above your own desire not to bother being there.  As a professional buyers agent, we are always there at inspections, regardless if the buyer is there are not.

There is NO WAY an agent that does not attend an inspection can properly negotiate repairs when they were not there.  You have to SEE where the problem is and EVALUATE the seriousness of what it is.

Not being there is the equivalent of making an offer on a property that you have never seen.  Not cool.

David is there every minute....and sometims in the case of transferring buyers, he is the only one there...AND he always comes at the end of inspections on our listings as well ...not all inspectors are created equally and the one who said the shingles were all upside down and backwards on the 2 year old home needed some....uh....supervision.
