If your listing presentation shows your value, you should not have a problem with someone realizing your service is worth every penny they are paying you. I find it comes down to how confident an agent is when making their presentation of their services .

Jack - I haven't really noticed a lot of home sellers wanting to sell by owner. Most understand they need an agent to help get their home sold.
The talk of getting paid is always easier with buyers, however, because they don't have to pay (typically) for our service. All of the commission paid out for a sale is typically paid for by the sellers.

Rarely a problem but if I sense even a hint I suggest they consider it and then walk them through the process:
# 1 Your house won’t be in the MLS while your competition is.
# 2 Safety and security issues of owner letting just anyone in to see the house.

# 4 No staging, professional photography, etc.
# 5 Buyer will almost always have an agent who will still demand ____ %.

There are some buyers who wont hire an agent because they think it costs them extra. On the selling side many who chose to go fsbo have had a bad encounter with a bad agent. They dont realize there are good and great agents out here. Those who want to save money try discount brokers and learn the hard way when they lose more money than they saved in some cases.

What I also know it this seller has actually elected to raise their costs or lower their net by the decisions they make.
What needs to occur is those agents bring buyers to fsbo's need to recognize their duty requires them to do both sides. When both sides includes a 'balking seller' the fee must be premium.
What these agents choose to do, IS reflective of their value.
