How and where one presents a contract around here seems to be in the hands of the listing agent.  I always give the buyers' agent the option to present to the sellers, but I'm pretty old school about this stuff.  I also like to present an offer to the seller when I can.

Whenever possible, I like to talk with the listing agent to obtain any pertinent information so I can properly prepare my clients and their offer.   Operative term:  whenever possible  -- it's great when you have that opportunity to speak with the listing agent but not always available...some people are better at communication than real estate and in life.

I just put in a deadline into my offer for a seller response. If they will have an issue responding by the deadline, it's up to the listing agent to tell me what the issue may be and when they might respond.

I always ask ... how long do the sellers need to respond. Then I leave a little wiggle room in the offer.  We don't want it to expire in the sellers' hands.

I always offer to go over the offer in person or explain that I can simply email it and go over it via the phone.  Most times people prefer online signatures and phone conversations.

No, but I do inquire how long before  response, so I can write an adequate response time for the offer to remain 'alive'.

In many cases, it is not possible to present offers to the seller in person.  The seller may be travelling, may live out-of-area, may have instructed the listing agent to only receive offers via email or fax or for other reasons.

Sally and David - I am surprised at how many buyer agents still present their offers to the sellers/listing agents.

We typically allow for a two day response, which is fairly common here. However, if I do get the chance to speak with the listing agent ahead of time and let them know an offer is coming, hopefully they will tell me if there is an issue with responding within that two day period.

I haven't presented directly to a seller in over 5 years. but we have many off island owners so maybe that skews our environment.

And yes, the answer may come sooner or later - at least presenting the offer is easy now-a-days.

Yes.  I always ask the agent when they expect to present it and have a response for me.  It is part of setting the buyer's expectations.  I also contact the agent after the presentation time to find out the status.

I do ask when they can present to the seller. I like to be very aggressive with my buyers and see as many properties that fit their needs as possible. If we write an offer, we want to know how long before it will be presented so we can plan appropriately, or withdraw the offer if need be.

The instant my buyers decide to make an offer I’m on the phone to the listing agent. When the sellers will review offers and respond is one of the questions. Rarely an issue.

I always ask the listing agent how much time that he/she needs to present the offer, and we adjust our date/time accordingly for response. Back to communication, the key to success in RE.

When the buyer has expressed solid interest I will notify listing agent to go slow regarding the seller accepting another offer.

When the buyer has signed the offer, I will advise listing agent to check their inbox and inquire about time line.

Then I advise the buyer these are decisions that are often emotional on both sides. so let's relax and be patient.

In our state buyers agent cannot present the offer directly to the seller without the sellers written approval.  I have never presented an offer directly to a seller when I represent the buyer.
