I actually talked to the VA!!!!! They had a real person tell me this:

Any home less than 1 year old and is new construction, the builder must be an Approved VA Builder. I also found out that it takes approx. 2 days for your builders to get approved. Very, very little paperwork. Sounds like a good way to get some new business. Help builders become VA approved.

Joe - I never knew builders had to get VA approved to sell a new home to a VA borrower. Thanks for teaching me something new.

I doubt if any builder would need my help getting a VA approval. Easy and minor process if a builder needed to do it to complete a sale.

Good morning Joe. Yes, the home can get sold to a VA buyer, but keep in mind there are some specifics that the home needs to have to be acceptable to VA.

I don't know but I don't see the issue...occupied homes being sold VA may not have been built by VA approved builders

Sounds like way too much government interference!

Does the home pass an inspection by an independent home inspector?
