  1. Personality -- before I ever interview an agent, I get an idea of the personality and needs of the client  -- then match up the personalities the best that I can
  2. Communication & accountability  -- I usually am placing referrals for other agents.  I need to be informed of everything -- I will not place a referral with an agent unless I feel they communicate quickly and accurately.  I will also pull a referral if I do not feel that agent is adequately helping the client.
  3. Local knowledge and experience in the areas needed for the client.

Experience in the area and type of property my client may be looking for. Substantive personal website and intenet presence. How they respond when I first contact them. And I almost always look for a CRS--I've never had an issue with a CRS referral.

That they work in a brokerage with other agents, that they are not part of a huge team, that they have experience, and that their firm provides full, high quality service.  I try to talk to them over the phone first to get a feel for whether or not they are a good fit.
