LOL good luck w/ that one.  That would be extremely difficult, esp here - combo of holiday season followed by snow for 2-3 months.  But, maybe it could be done in Florida.

I think you'd have an easier chance of getting 40 listings in 4 months rather than look at such a short time period, esp giving the season.  Then, I might try combo of intense calling to sphere and direct mail/EDDM post cards with strong benefit and call to action.

You want 10 listings by the end of the year? You're going to need to talk directly (that means door knocking or cold calling) to at least a 1000 people and "sell" them on why now would be a good time to put their home on the market. For 99% of the realtor population, this is way too much work and is nothing but a dream. I'd start with your sphere of influence and try to sqeeze information from them on who might be ready to sell. Once again, only 1% of the overall realtor population would even dare try this. As for spending money, I'd buy at least 1000 holiday themed lottery tickets to use as "ice breakers" to give to those who you will be talking to. You're a salesman, I'm sure you can come up with some sort of speil that will engage the prospective client in conversation.

Great question. I would probably say sending out a good hard hitting postcard and target several different communities in your farm area. Also send the postcard to every past customer, your entire sphere, expired and every fsbo you can find. 

They'll cost you about .68 cents apiece to send out. I estimate you would need to send out 10,000 to generate 10 listings. Total cost would be 10,000(x .68) costing you about $6,800 for printing and postage. You could split this cost with a lender and bring the cost down to $3,400.

There are many other marketing ideas but postcards would give you the best chance of getting 10 listing by 12/31/2015. This could be very effective if you use the right call to action.

I'd say a combo of door knocking, mailers, cold calling and online advertising.  In my area the commission on one sale would easily get you the 3:1 ratio.  10 listings though... maybe a real cutrate "List your home for 3.5% total" type ad.  Of course, I just got one advertising 1% total to sell to a third party company (REX real estate).  Only problem, once you cut your commission, you may never get it back to original levels.

Since I'm not a listing agent, I will substitute "clients" for "listings".  I would get myself in front of a concentrated group of my target market.  In my case that is new agents.

10 new listing is 4 weeks.

$3 for every $1 spent. That is not hard to do.

To tap into the 90 day market you need to have a grass roots system in place.  The problem is the real limitation is most agents won't do what needs to be done.

If I recall, you are one of those who becomes livid with the concept of door knocking. That is a false and self imposed limitation. 

As an alternative I would take CIS Score for a walk in congested areas.  However, I would not give ANY agent this option if they are unwilling to knock on a few doors. Refusal suggest they simply are pulling too much baggage.

Rent a movie theater space and invite all of your database and their families. Have them RSVP, first come, first to get tickets. Have the theater play a good family Holiday movie.As people are leaving, hand out candy canes, a list of local events coming up along with your card and brochure. Even for people that can't make it, the invitation is a good impression.
