In my market, there is an attorney who does quite a bit of work with HOAs, I'd find a similar one in your area to suggest to your client.

Shanna, I'm guessing that there might be some jusidictional differences.  I'd contact local management companies for ideas.  Most of them in our area are professionally managed.

I think the best thing to do is to talk to your title company for copies and you might talk to other local agents that you know to see if they will share some copies.  And emphasize that the honed down version really needs to be reviewed by an attorney.

Start with the current bylaws and get a skilled attorney to help. Only certain attorneys work condo's. remember to chnage bylaws you will need a super-majority (75 to 90%) approval.

The client understands that they need to be modified to fit but wanted to see some other examples of what was out there.  Once they honed down and recreated what they were looking for they were going to have an attorney approve and correct the docs.  Why recreate the wheel?
