yes.... in many different ways.... I market offline with direct mail marketing, and I find land by offering no commission to be charged to the land owner....we will work as a facilitator and provide land leads to our builders.... we would get the listings if they purchased the land....we do fix and flips the same way.... those folks need every penny and we have builders who will buy directly and prevent foreclosures from happening...we will get the "flip" end and the builder pays us a full commission on the flip.... most agents are very shortsighted about doing this.... our business continues to flow nicely and CONSISTENTLY....
I also sold one luxury home for NO COMMISSION for a major custom builder who was going belly up.... he remembered that and when the dust settled, he gave me over 12 subdivisions to sell.... nice payback!!!

I did list a home for a veteran who came back from Afghanistan leaving him in a wheelchair. The home they owned was a brand new two story. The wife called me from a post I had written. Listed and sold the home completely FREE, and felt wonderful! Have given deep discounts to those with financial issues they could not control.

Val - I tend to agree with Nancy Robinson, that any client we work with who does not end up buying or selling their home is pretty much pro bono.
I would also say that I do a lot of things for my clients that go above and beyond what other agents may do, and is not really part of the job description, but that's just how I am.
