I stick the daylight hours. The power may be on, but that still leaves plenty of dark and potentially unsafe areas in the yard, along the street, etc.

Most of the property I show is outside the city limits. I like to be done about an hour before dark.  I have showed a home in the dark. Don't like it.

Depends on the client.  Last week I had an appointment that started well after dark.  Both people work and it was when they could see a house.

At latitude 22 we don't get a big swing in our minutes of daylight on Kauai, Will. But there is some difference. We usually stop showing after sunset (currently 6 pm).

there is no need to show a home in the dark...there would always be another daylight showing needed before an offer is made...so wait until daylight!!!

What I prefer to do and what I sometimes have to do are two different things. I always prefer to show in daylight but have shown houses with no power, using flash lights, late, late at night.

Will - I leave some of that up to my clients. If they want to see the yard and the neighborhood, then we will have to schedule showings before it gets dark. If they want to see the inside of the home only, then we can go anytime before about 7-7:30pm, and turn on the lights. After that is a little too late no matter what. However, I would always recommend seeing the home in daylight, and if the buyer sees a home at night and likes it, they will most likely want to come back during the day.

Bad habit, but I will show homes til 9pm, lol!  We have an appointment center that if a house is vacant, and it's from one of 4 offices, we can schedule til 11pm.  So if it's a show and go(vacant), I can pull up, get a lockbox code and show the house.

Great question! I generally don't prefer to show homes after 8:00 in the evening. I have noticed anytime after that we have to go back to show the home in the daytime anyway.

It's really hard to get a feel for a home after dark.  I try to get there early enough to take advantage of light - even if it means getting the buyers to take a long lunch.

When you show a home in the dark, you most certainly know you are going to have to show it again.

So, how much is your time worth?

If it's dark, the home show is OVER I will advise the buyer because they will be unable to make a decision based on the condition of floors and updates in the kitchen and the lamps that may illuminate. Let's return when the effort can be meaningful.

"But I need to know if BR 3 is big enough for Trigger."

"We were in this floor plan two houses ago and the bedroom was more that sufficient for Trigger. Let's make an appointment for tomorrow. And please, come on time so we don't get caught by the dark."

Will Hamm you are right - I do not show homes after 5 PM during these months.

It does impact slightly though as buyers who are motivated will make it a point to see the home anyways - at some other time.
