the agent that is fluent in new construction, land / lot sales (they are diff) and build to suit , are hard to find. it is a bit of a niche. it can be very profitable and fun

At one time, probably 50% of my sales were new construction. Nowadays, it's probably around 25-30%. So my answer to your question is a definite yes!

I have sold many new construction. It's fun & much easier than re-sale actually, as in San Diego, we simply refer over our clients and the sales office does all the work, I consult and get paid.
But, they are fair weathered friends (developers) when the market is hot, they don't pay commissions or they pay low 2% at best. When the market is flat: 3-4% and wine & cheese parties galore! So, I use them in kind, I only show their inventory when they cooperate unless my buyer is willing to pay my commission. I have all my buyers sign a buyer broker agreement too (they all do anyhow), in case they stumble into a sales office, they can't be poached. Sales offices "claim" unescorted buyers here, regardless of your relationship with the buyer. So, I make them poach-proof and negotiate.

Yes, but sometimes it could be a year or more before you get paid, but it's nice to have surprise cheks show up. On one subdivsion, the was a 2 year construction delay where I had 3 new homes under contract, but eventually they got done, and I got paid.
