That it was about people not money. I had it backwards

I wish I had known that getting your license didn't mean you were ready to go out and be instantly successful. I remember sitting at my new desk in my new office of my new career and thinking "ok now what do i do!"

The difference in time between working with clients (buyers and sellers) and the time prospecting. 

I wish I had done some homework ahead of time so I could have shortened the lead time for the first deal. 

I knew it cost a lot but not that much.  It was a struggle!

I could have used more training on how to operate a successful real estate business.

One item that covers many I guess.  And that would be to focus on the single day and not the far future because it will overwhelm you.  Mark

well I guess, based on the question, is realizing there IS NO ONE THING?

There are a thousand ways to fail and just as many that lead to success.

One thing...without a map, you can  not know just how lost you are.

What that means is have a business plan for your real estate business BEFORE going to school.

I wish Brian Buffini had been around to share his wisdom.  He came later in my career.  

Use your profit to buy rental houses but only after you put $50,000 in a contingency fund.

That it really is about everyone you know, like and trust.

I wish I had taken my 45 hour post right away instead of waiting.

The market crashed right when I got my license. I wish I knew that was coming. 

That it would be the hardest thing I ever did on life.

I know a lot before I got mine, was ready to hit the ground running.

If I had known how corrupt and dirty the industry really is I never would have pursued my license. I am actually growing ashamed to tell anyone what I do. Yesterday I was asked and did not want to answer. The industry has such a bad reputation. Unfortunately real estate agents are distrusted before anyone gets to know us.
