I don't hold Open Houses nor do I attend any but for touring with Purchasers I like only the decision makers to be in attendance.  And, that does not include the bossy 8 year old who mistakenly believes they have a vote!  I don't think I've had as clients, more than 5 families with children -  not that I don't love children, I do.  I just do not attract that type of client.

I do. I try to limit it to FOUR. THE buyer and significant other and those who may be providing the money.

Then Mr and Mrs "I need a big horse farm' showed up with their four kids.

Fortuneately, I assigned SASQUATCH to assist the kids in harrassing the horses while Mom and Dad toured the house.

I have seen this on luxury listings because you really want to give people the tour and point out all the features. I'd like to keep an eye on everything but usually there is not massive amounts of traffic all at once. Then again I have not done an open house in years and back when I did almost everything was vacant.

i think it depends on a lot of variables, but all must be considered for safety and control. can u imagine 20 people running around crazy with kids..no way. occupied is a tad different, but even vacant, you are entrusted with the homes condition

If the restriction is for Open Houses, I think it's a fantastic idea!  I have has a sign on the door, where I asked to see ID and had the customer sign in. Limiting the number is a much better idea. Safety and security is priortiy.

I haven't had this problem but have seen where there were short sales being shown one day only and the agent had to take people through in limited numbers.  So glad the short sale and foreclosure market is gradually fading into a distant memory.
