One cool marketing tip: Drop the web address of the single property site on Zillow description and the "Video Tour" link Zillow allows.  This will get quality buyer traffic to your property site.

Somebody mentioned Listings2Lead. Take a look at them and then compare it with postAprop.com - postAprop does more and costs much less.   You can setup unlimited single property sites and landing pages under 1 account.

A website for the property, or a page on your website, with an easy, short URL works for me.

Good morning Richie. A separate URL for each property in order to get as much juice as possible.

Both strategies can work.  It depends on your goals, objectives and target audiences.

I do some single property sites, but not for every property.

In our resort market I think both are nothing but a waste of time.  Of course I can not speak for other areas of the country.

I think it depends on your market. A 24 hour recording would work in my area, but not for everyone. The web page would be better. 

I'm a fan of the website over the phone.  There are a few agencies with the recording out here. RR Gable is practically built around it.  I dialed it once, not my thing.

Like Tony & Suzelle I use TourFactory for property websites.  I haven't tried the voice option.

I'm with Ron and Alexandra Seigel on this one, even for high end homes. The exception is the uber-high end, here that is around $20million and up. Then the separate website with longer videos, etc. does matter.

If the goal was to make a Germain Chocolate cake, neither will work.

If I understand correctly, the suspect is in front of the house and they can see a offer of 'pre-recorded message" or a url offered by print or QR code.

The only thing that is really known about the suspect is they may have interest in buying a house.  What is the most important motivator for someone who has buying a house on their mind that will allow them to pre-select and CALL you? 

IF this person is a serious buyer, do you think they will get out of the car?

If they are NOT serious, do you want them to call you at all?

Of the two choices you present, #2 is the only one I would consider, However those two choices are not the only options available.

Without knowing the goal, (make the phone ring is not a goal) it hard to suggest the appeal, media and message to convey.

Example: 

Goal - Sell that house

Plan - Exhibit price and monthly payment (ymmv)

Urgency - finance assistance until end of month.

Action - pick up phone and call

Now the goal may be to snag a few buyers maybe even a seller to two. Different goal need a different plan.

24 hour recording sounds like the old talking house system, which is long dead.

We use the property website, linked to a text rider on the sign so not only does the prospect recieve everything to their smartphone, its SHARABLE being able to be forwarded.

I think a web site for the property itsel is a good idea.

The web page for the property itself is a great idea the 24 hour recording I think it is an idea that was tried in the eighties and nineties but may have been replaced by the internet since then.

If you were selling my hope, I would expect it to be on your web site under featured listing with beautiful professionally done pictures.  I would expect a slide show.  A single property web site is not that important in my mind even in the property is high end.  I don't like the recording!  A
