I’ll tag along on the no drama thread. No drama luxury or lifestyle homes are my preference.

If responsible, low drama is a niche, that could be my favorite or at least one of them.

My favorite is First Time Homebuyers. I love their excitement and I love to make that dream of homeownership a reality!

Mine is simply buyers, seem to communicate well with them since it generally is a hand holding process.

I like dealing with waterfront properties as I'm pretty well versed on the intricacies of the waterways, docks and flood issues.

I'll list and sell anything that's not tied down and enjoy working with both buyers and sellers alike.

One of my most productive niches has been the sale of foreclosures. Everybody wants to find bargains.

I work in an area of California surrounding the city of Santa Clarita. Our community includes city areas of Valencia, Saugus, Newhall & Canyon Country. There are areas west of the 5 Freeway called Stevenson Ranch & Castaic that are also considered to be part of the community. So all in all these areas are known as the Santa Clarita Valley. I work this entire area but my niche is selling single family homes in Valencia & Stevenson Ranch. These areas and types of homes are the ones my promotions are geared towards.

Buyer Niche is a tie between: retirees, that generation is generally relaxed, polite and fun to work with and I get a lot of them here in La Jolla & San Diego. They are tied with our active duty & retired Military men & women; they are so much fun too; they are more rapid, but typically equally respectful of what I'm doing for them and I get joy from both groups.
Seller Niche: the seniors that are selling to move to their "last station" in life. They are selling their home of 25-50 years, they are downsizing to a condo, retirement home or to move in with adult children and they need all the patience and peripheral services that go with of move of this magnitude.
I really love the 60+ crowd though, they allow me to "be me" at my best with today's tools and my old soul real estate background. (My grandparents were the first Realtors I knew, they left a lasting impression on me as a man and as a Realtor).
