I'm literally creating both scenarios right now.

I'm taking my broker's classes as of September 2015 and transforming my "informal tribe" into a team legally. However, I've hired a broker of record; I still want to sleep at night. But my boutique shop is underway. It's why I left Coldwell Banker in August after 12 years with them...I'm going for's my exit strategy.

Here in NH i was able to take my brokers test after 1 year of full time work and the additional class time. That was 29 years ago and been a broker ever since.

I have found that having a brokers license may be just that, Being independent has advantages and disadvantages. Name recognition may be more important with an established name behind you.

Am a broker in two states. Have talked about having agents for the past couple of years, but keep putting it off. Don't want to train new agents, only want seasoned ones if I do. In the meantime, I'm still "inventing" my brokerages and having great fun at it. And doing very well, thank you.

We are both brokers - however - we prefer to pay a designated broker and a brokerage for that function and overhead.
