Personally, I like the concept a lot, as buyers have such awful imaginations more often, than not. And with most people starting their search on the internet, good photos are critical. Unfortunately, our MLS does not allow this practise.

I think it makes for a better virtual tour, but it is no substitute for the real thing when the clients walk through the front door. And the other day, I noticed that an agent who used virtual staging stated so on the photos.

As long as there is disclosure, I do not see virtual staging as deceptive. I would not go so far as to change the colors of the walls or floors. But, as a buyer, I am not buying the furniture. So, I think that virtual staging can be used to better define space, if used properly.

I think it is absolutely hillarious! All the ones I've seen are so poorly done, the furniture is halfway to the ceiling. If any buyer gets upset and thinks those photos were real... you don't want that buyer!

My professional photography company was offering virtual staging and always thought it was deceptive. The home will still be vacant, and not many buyers buy a home just looking at photos on-line.

This gives idea to the clients on how the home would look like with 'staging'.
It should help seller sell the home sooner. I have never tried it, though. Good idea - and I should do it for couple of my listings.

Usually to intall branding on the image of a wall hanging and offer it to Zillow. I do not do this on MLS listings.
