Lise- in either case, you run the risk of a buyer being disappointed when they finally see the empty house unless it is made clear to the buyer.  To me the difference would depend on how the seller's original furniture looked in the home.  

Also if you do use those photos, then I would have the virtual photos, if you have them, in the house so that buyers could see the possibilities.

I just LOVE the virtual stagers!  I find their photos so funny and just such pieces of utter crap!  I have yet to see one where the furniture wasn't floating in mid air!  BEWARE BUYERS: GRAVITY DOES NOT WORK IN THIS HOUSE!!!

 

If I stage a house, it isn't for the photos, it is until the house sells.  Otherwise... geesh!

Lise Howe if the home is not going to be staged at all, Virtual Staging is always a better choice for a vacant property.

we have never used virtual staging....we want the home to show as it should to every buyer who sees it....

  We think it is important to give a buyer some spacial orientation...and furnishing..however you choose..the individual market finds acceptable is a good move we think.
