I suggest you focus on finding buyers from sphere of influence.  People see you through know you can not present seller as good as experienced local specialist.  Style of homes, builder floor plans, track record. They have a list of buyers already just to fill their needs.

This famous broker in Palo Alto who netted $40m in commission each year (not a typo) stated: " Do not divert your focus. Find buyers the first few years and they will come back ask you to sell".  Agents on AR many have been around than age of the new agents. They prefer to sell with people they have done business before   Good luck,

You can get into the business quicker and start making money faster on the buyer side. As your tenure in the business grows, those buyer clients turn into sellers and then you become a listing agent.

I prefer to be on the seller's side.  Like others said, I enjoy the marketing piece of it.  I also find it to be a little more relaxing, although it does mean my Sundays can get filled up with open houses.

Working with buyers can be good for repeat business too as Sam said, but a seller has to find another place to move to.  That's nice when one transaction can turn into two.  :)

I think you will find it depends on the client and the properties involved. Ideally you are working with great clients and great properties. If the client or property is wrong, it doesn’t matter if you are listing or helping a buyer.
