I think it is bad for clients but it is their choice and most are motivated more about saving the money than getting the best representation.

The Agent you choose REALLY does make a difference

If you are referring to exclusives - I think they are not good for sellers - sellers do best when exposure is maximized not limited.  Good for brokerage to build market share - not good for seller.  Self-serving if you ask me....just my personal opinion of course.

Depends on the agent.  I dont think it is "bad" across the board, but it is called limited representation for a reason.

Limited agency and the other names by which the practice is identified, has a purpose. Used properly it is beneficial to all involved. Some do not have the agility to make the provision of limited agency work properly.

Very much like the special purpose of zero interest loans. When used as intended, they are a tool used for investors. When used improperly, and gamed my lenders for citizens to purchase houses, the economy can crash.

Vice grips are great tools. They however make lousy hammers. But from time to time I have whacked something with the back side of the grips.

So, to properly respond to your question, more data is needed to understand if limited agency is properly applied to THAT situation.

I will offer, due to lack of skill of professionals or evident history of misuse,  limited agency is PROHIBITED in some states.

Spencer Coleman Limited Agency gives the person an opportunity to pick and choose the real estate services they might require. In my opinion, full service representation is the way to go, but it is entirely up to the client.
