I call them! I tell them I noticed they had called my text line and could I direct them to the property information they were looking for?
Usually, we end up chatting and I get their name, their email address and am able to set up a showing.
I love this feature of RealBird and I don't blame the public if they call rather than text: some people just cannot follow directions to save their life!!!

RealBird has the ability to connect people who send text messages to specific webpages. You need to setup the configuration within RealBird. You can setup many text numbers to go to different pages. There are help pages on the RealBird website, they have regular webinars and are easily accessible to help you setup everything.

John - I would do as Ryan Huggins suggested and just give them a call. It's not going to hurt anything.

Why not contact them and say "Hi, I got an alert that you were interested in one of my listings, but it didn't say which one. How can I help you?"
Worth a shot. I've gotten a couple "John is interested in your listing on ____" emails recently from some of the services I use. They have yet to respond to emails and phone calls.

Each property has a seperate SMS number.
What more do you need to know?
Call the number and set the meetup time. Make sure they bring their pre-approaval papers.

Good morning John. It doesn't hurt to make a call, what is the worst that can happen? You can quickly get off, it it is not worth your time.

Good Tuesday morning John. What's it going to hurt? Give them a call. You can always hang up.

The text code is probably assigned by RealBird. It would be a good idea to see if RealBird has a tutorial or someone to walk you through how text codes are used.
I have a different service that assigns a text code to each property. I go in and customize the code, but that's a choice. Whatever the code, as soon as the consumer texts it, they receive an automated response. The service I use sends the mobile property website that goes with the code.
You should text the code just as a consumer does so you can see what the consumer receives.

You can text a link to your site to them with a note that they can contact you and if it's a text number you can also call and talk or leave a voice mail

Thanks to all of you for answering my question. I know that Realbird can do more for me if I use it right. My biggest gripe with Realbird is that it is not set up for agents with a lot of listings. I have around 80 listings. To do all the data entry for 80 listings is an overwhelming job.
My "new" strategy is to work first with my best listings and the ones that are most likely to sell.

Give them a call and pre-qualify them just like anyone else. It is a potential lead so add them to any followup system you have.
