An attorney was recently telling a story at a closing. He had purchased a home, cash deal, and did not go by that morning and, since it was a cash deal, had delayed getting insurance; figuring he would do so that week, since he was so busy. Once he got the keys at closing, he drove over to the house and found out it burnt down that morning! Seller was a Trust out of state, so they had not yet been informed. He kicked himself, as he realized no insurance...no claim...he bought land.....a pricey error. So, now he makes sure ALL his clients are protected; regardless of financing.

Absolutely! And if there were a lot of repairs agreed to on the inspection list, I may even have to home inspector come with us. I schedule the walk through a couple of days ahead of time, and then we drop by for a quick double check on the way to the settlement table.

Yes and no. If they are in town yes but if they are away usually no. Our broker wishes us not to do walk throughs for someone else. That actually did happen to me once. Very expensive condo/villa. Buyers were not in town yet and she accused me of taking the "good blue sheets" and replacing them with "not so good blue sheets".

I always make sure that my clients do a final walk through before settlement so that they have a chance go over the list of repairs (if any) to make sure that everything was done to their satifactory and that the home is in the condition that it was agreed upon. Also, at that time I make sure that all receipts are provided to my clients so that if any issues should occur they have all the warrenties.

Always! The minute they sign all their docs at closing, they've accepted a property in the condition it was in at that moment. Even if I have a client who can't personally do a walk-through just before closing, I do it for them.
