This must be an East Coast thing? Never heard of doing either. Although we can post any docs on our MLS we feel to be relevant; we're not required to. Many agents in CA do provide disclosure binders at the listing though, which I suppose could be posted: SPQ,TDS, Termite, etc.

I dont' think it's a relevent document to submit to mls.... it's not for marketing.... the property disclosure is to be distributed to interested buyers...we have it at the home and on display there..... the listing agreement is between the real estate office and the homeowner....

When I sold REO's, I posted instructions on the MLS but never actually disclosures. I don't believe we do it here in CA? Seems like the listing agreement is private between broker/agent and client.

NEVER THE LISTING AGREEMENT!
If the agent with the listing down the street is on "THE LIST" a possibility exists the disclosure will be used to my sellers detriment. In that case it is provided on request.
In addition to the disclosure, if available, I will include the HOA docs and rules and regs and FAQ.
