I have converted any number of leads over the years from these sites. Our MLS is only syndicating to Realtor.com right now. But I do post my listings individually on Trulia and Zillow, as my clients expect to see them there and don't really care about all these internecine battles in the industry.

Our MLS gives the broker the choice to syndicate or not. I believe the exposure helps my sellers as long as it is a limited amount of photos. I get many inquiries for more information because they can't see the videos or the complete photo pack.

Our local MLS does not syndicate to Z & T either. They will not sign the agreement that says they must take listings down once UC. I get no leads from them.

I don't think they offer any benefit to us. If anything they make our job more difficult because some consumers believe what they read instead of or in addion to trusting our professional opinion.

Congratulates to your MLS for demonstrating they understand the great and egregious hazard the darkside (that would be zillow for those who are not followers) creates for buyers and sellers. A responsible real estate agent can not PROTECT their buyer or seller without the co-operation of their MLS and broker/franchise. YOUR MLS IS PROTECTING YOU.
If your seller has no regard for control of their homes data, a agent can separately enter data into these resources.

Loaded question! My MLS uses listhub but gives the broker control over which of the 100 or so providers they submit to. It does not syndicate with Zillow or Trulia. It does syndicate with Realtor.com
WHAT A JOKE IS LISTHUB! Out of the 100 providers, only 6 are companies ANYONE has ever heard of! There was even one that looked like random letters followed by a ".com" Seriously?! Who would ever go there?!

Daniel - I am not sure, but I don't think Z, T, and ListHub have generated any leads for me. For one thing, people who are paying for leads on those sites look like they are the listing agent for my listings, so that is certainly not a benefit. I guess if I paid for my own listings with a 'Premium Account', then I may get a lead from them.

yes. they help. period. end of conversation.... and i can go round and round. i am not talking giving them money for ads necessarily, but putting your listings there. you will still be able to do that. i dont love motor oil but i use it. im not fond of toilet paper, but every day its my friend for brief moment. :)
