i would go to 2004/5  because of the upturn downturn. see where today is in relation to that time. what area went up or down the most... not all had similar experiences

Yesterday I went back 120 days to confirm that almost every unit similar to the one I showed has sold in the 325-350 range even if they needed a little work. Sometimes I have to go back 6-12 months because there are only a handful of annual sales in some subdivisions.

Evelyn - I am really surprised by the answers. Why would anyone care to see the sales history from 20 years ago in a subdivision you were considering moving into?

The only thing I would want to know is how much the homes are selling for now.

Considering current market conditions in my area, that would be at least two years. I would also have to look at comparable sales in competing subdivisions. I know how BPOs are done. I do a ton of them. I can market value a property like no one else can in my area.

As far as I could find. Not just price, but do people and come and go more than average? why? There is so much to consider.  I went back 20 years before I bought the land where I am now.
