Opinions vary. I have never to date raised the price of a listing I represent. If a property is priced well here in Tucson,AZ it will get a lot of showings & receive an offer first day. I have listed properties on the low side on purpose before & watched a bidding war ensue, selling for more than list price. If you are priced low now, you will get an offer. Good luck.

no....do you actually believe everything other agents say?? what is the market telling you....buyers will let you know if it's under price...there should be a bidding war and it WILL end up selling for top dollar, when this happens.... and if there's no activity, you'll know how much to believe those agents in the future!!!!!!!!!!!!!!!!!!!!!

I've learned long ago to dismiss comments by other agents.
Invariably, what they say will prove to be incorrect.
An agent who expresses it is priced too low and not completing a purchase contract is demonstrating EVERYTHING that needs to be known.
The price was established to achieve the goals of the seller.
The CORRECT PRICE IS THE PRICE THAT ACHEIVE THE GOAL OF THE SELLER.
If no one but me was at the dining room table when those goals were defined, then price, as published, will do exactly what is intended.

MIKE ROCK - do not beleive so. My clients and I determine the list price. The seller may be wisinbg to just get it over and done with.
Tell the agents to submit an offer at what they think it should be listed at. Really is that not what they do anyway.

Well, sometimes there is a reason, sometimes it is just pricing strategy to attract multiple offers and drive price up( works well in my market). I just had this situation. The well staged house with perfect pictures listed 950k was sitting on the market for about a month, the absolutely identical property, not as nicely prepared and with phone mls pictures came for 900k and was gone in 5 days with multiple offers. Go figure!
