I believe the last I heard 88% of the listings are in the MLS.  Why would a buyer or seller choose to work with someone not in the mainstream of the real estate industry?

For the most part it is access to the MLS, it is very hard to succeed in this business without that.

You should  because the Board governs rules, laws and ethics of the practice of Realtors. It  is a place to go to solve disputes without going to court and a good Board will have training programs and social activities that will introduce you to other like minded individuals who are not trying to recruit or take advantage of your newness in the field.   Some offices will not allow a non board member to show their listings if they are not Realtors. The Boards are for Realtors only.   You may not want  join if you want to remain a sales agent and not become a Realtor. For example if you are a licensee who works strictly for a builder or a licensed assistant.

If your business model includes residential sales, you will discover, choice for the buyer, seller and agent has been removed by NAR and you really have no choice except to join the club.

To be in business, you will be compelled to join the club.

In most cases your BROKER will REQUIRE membership.

You really do not have a choice if real estate is going to be your career. You will need to belong to the local, state and national groups.
