I will advise the BUYER they will be responsible for any defeciency in compensation as discussed during 'the talk.' They prefer seeing properties where the seller does not divert traditional costs onto the buyer.

I have done this a couple of times , you just need to make sure you have an agreement w/ the Buyer your representing. Then if an offer is written spell out your compensation (brokerage fee) in the offer to purchase. The Seller normally changes their tune when they see a serious offer in writing.

I would contact the Seller and ask to view the property to see if it meets your clients needs. While I was previewing the home ask the Seller if they would mind signing a single party listing (most often they are happy to comply). If they have any reservations explain that in the event your clients like the property and submit an offer, then as the Seller they will decide whether to accept or counter the offer at that time based on the offer and the single party listing agreement.
I have done this many times and have never had a FSBO say, "No". In fact besides selling a few of the homes I have ended up taking a few listings this way!
Obviously it would be wonderful to already have an executed Buyer Broker Agreement to protect yourself.
I am also conscious of the fact that we have a fiduciary agreement with our Clients that obligates us to show them the property if they want to see it (FSBO or not).

Not without anything in writing. If I think that it could be the right house or if my buyers want to see it, I remind them that without any agreement with the seller, they are responsible for paying my commission.

Marc is right so meet with FSBO's first and get them to sign commission agreement and bring buyer with next visit. Who knows this might turn into s listing or you may help the FSBO move or get a referral from them . You never know where business will come from but if you turn your head you'll never know .
