I've learned not to let sellers anticipate contracts. I've had more agents tell me they were writing an offer after a showing and never heard from them again.

I try to keep the seller updated without giving them ways to create unreasonable expectations all by themselves - sellers get themselves so excited that it is hard for them

I update clients a minimum of once a week. I've made the mistake of believing an agent when they said they'd be writing an offer & sharing it with the seller only to have not show up.

On the occasions that I mention something like that to a seller, I always say it's interesting but not noteworthy if (and that's a big if) and when we get something in writing.

Depending on the feedback (and whether I trust that particular agent's intuition, or not), and the client's personality ... I might tell my client that we had a good showing... where they asked all the right questions, and leave it at that.

If the offer comes in, I'm the hero, if it doesn't... no worse for wear.

I provide feedback if I have it but have learned to not say anything about a ptential offer, even when an agent says they are sending it. Until it's in my hands it's not real. I let sellers know this since it's not unusual to have agents say they are submitting and things change. I don't want to disappoint my selles if at all possib

I never tell them if i think someone will be submitting an offer. Showing feedback is usually vague comments that don't really give any indication how serious a showing was. Now and then an agent will call and say they are going to their office to prepare an offer, but I still wait until I receive it before telling sellers.

I will give the seller my assessment of the buyer interest. The areas of the house for which greatest interest or concern was demonstrated. This should align perfectly with earlier suggestion to remove the dog kennel for the dining room.

I DO NOT FORWARD EMPTY PROMISES OR EXPECTATIONS.

That only means hours of explaining 'why' related to a buyer who was playing it safe.

Now, when the prospect buyer does the 'real thing' that reveals serious consideration, I will suggest to the seller, "Now is the time for option C on our marketing method."

I always tell the truth. Sellers often call right after a shwing for feedback. I tell sellers that they should not get too excited until they see the offer beauce people change their minds .

i think they deserve the facts. the truth. as we see it at least. they want to know. wouldnt you? lots of looking no offers? all low offers? we had them until the red paint? etc... or they really liked it, i think they are the ones..i know they were a bit low..but dont lose this one, we havent had one this good in weeks

Hella, that is not something I entertain with a seller. I wait for the offers then discuss the merits.  Otherwise all I am doing is taking the seller on a hot air balloon ride.  That is not what they hired me to do.

I contact the showing agent to gauge the level of the buyer's interest.  Should the agent suggest the buyer wants to make an offer, I would remind the agent that time is of the essence for the interest of both buyer and seller.

I would then inform my seller the buyer grades the property as a "possible" but has not yet made a decision.  No need to take my seller on a roller coaster ride.  Of course, I would continue follow up with buyer's agent for about 24-48 hours.

I usually do not tell the seller when a client expresses interest or puts their home on the buyers top 3. However, I recently received a listing which had been previously been listed with two other companies and they did not receive a single showing. The seller was very happy that she now had 4 showings this week and someone has put her home into their top 3.

I once had an agent tell me they were going to write an offer on one of my listings that evening. I asked when did the agent show it. Oh, they haven't seen it yet. The offer never came.

In our area we use CSS www.showings.com , the Seller can read the unfettered feedback on their web portal. However if an agent calls and tells me they are going to write , I wait til I have something in hand and may even turn the heat up on the Buyer agent by telling them there is allot of activity so they get it done ASAP.

Hella - I typically would not get my sellers excited about a buyers agent who says they have an interested buyer. There have just been too many times where an offer was never presented, so I have learned my lesson. Never believe an offer is coming in until you actually receive an offer.

I won't use the word "offer" though. Had one agent say he was going to write an offer and never did. Now imagine if I told the seller that?

There are ways to sense if a showing was in fact good, but as far as the seller is concerned, "the proof is in the [proverbial] pudding".

I always give sellers feedback but never tell them an offer is coming or the buyers agent thinks his/her clients will write an offer.  Until I have it in hand, mums the word.

It is always a good idea to give feedback to your sellers, especially when it is good.  I try to summarize comments from prospects or agents rather than speculate that they "might" make an offer.

I tell the sellers about each showing..positive and negative. That includes when it is not the right buyer and when there is positive feedback. Never tell them there is an offer until it is in my hands!
