I never tell them if i think someone will be submitting an offer. Showing feedback is usually vague comments that don't really give any indication how serious a showing was. Now and then an agent will call and say they are going to their office to prepare an offer, but I still wait until I receive it before telling sellers.

I will give the seller my assessment of the buyer interest. The areas of the house for which greatest interest or concern was demonstrated. This should align perfectly with earlier suggestion to remove the dog kennel for the dining room.
I DO NOT FORWARD EMPTY PROMISES OR EXPECTATIONS.
That only means hours of explaining 'why' related to a buyer who was playing it safe.
Now, when the prospect buyer does the 'real thing' that reveals serious consideration, I will suggest to the seller, "Now is the time for option C on our marketing method."

I contact the showing agent to gauge the level of the buyer's interest. Should the agent suggest the buyer wants to make an offer, I would remind the agent that time is of the essence for the interest of both buyer and seller.
I would then inform my seller the buyer grades the property as a "possible" but has not yet made a decision. No need to take my seller on a roller coaster ride. Of course, I would continue follow up with buyer's agent for about 24-48 hours.

However, I recently received a listing which had been previously been listed with two other companies and they did not receive a single showing. In our area we use CSS www.showings.com , the Seller can read the unfettered feedback on their web portal.
