Advice for those that list $M homes...

While I find that the marketing material for those properties is usually top notch, it is rare that the agents knows much about the property.  Anytime I ask questions about the property boundaries, type of plumbing, etc,  they never know.

I think that they should know.

A million dollars and above is roughly 10% of our market. It's necessary to find the demographics of that Buyer segment and market there. Generally you'll need to add International exposure for faster results. Knowing who your customer is is of key importance and it varies widely from location to location. How it's done is determined by the culture you're trying to entice.

Buzz Mackintosh has provided the 'real deal' regarding getting results from your marketing efforts. Make sure those folks in the $600K + communities with equity know about this house. Nothing says, "I need to move" like seeing the house they really want in the community they could not afford 5 years ago. 

The marketing material the potential buyer sees should be consider as your audition to selling their house. Make that marketing material significant. (Expensive is not significant)

Understand your objectives are on both sides of the equation.
