In my opinion, a perfect market report begins with knowing what the people you expect to read this report want to know...When you know that and do what is wanted an needed, you are more likely to succeed with your market reports.  If the audience likes Taylor Swift, don't give them rap music.  A

Don't let the hope for perfection get in the way of GOOD.

The effective market report answers the question the home buyer or seller has. A meaningful market report is NOT offering a cloud of data that looks like the same could every other agent mails into that community.

So, what are other agents mailing? This is your time to reward your friends and neighbors for collecting the stuff they receive from other agents.

I have found that EBA will be read. However, the value represented and CTA must be well thought out.

The message must suggest that the fabric behind the report is worth paying for, after all, this is a business, not a hobby and the reader knows that.

The hobbyist gives their stuff away. Don't be one of those.

I'm just going to link to one of mine.  I like to give the numbers over the period I do, which is now 6 years.  I will likely at some point as the market improves move to a 5 year model.  After I build my graph I analize the numbers.  I also add in my personal opinion of the tide of the market.

It depends on your client’s requirement. You have to check whether he is looking for residential or commercial market. Accordingly, a market report will be made which contains both the local and national data. The report must include forecasting, foreclosures, home value changes and rents. The mortgage and home loan data are important for perfect market report. These are the general points that should be considered while preparing the market report.

 

If a client is looking for residential properties, some of the points one must remember are:

1.    Locality

2.    Land Price

3.    Amenities

4.    Neighborhood Amenities

         Amenities means how far is school, office, hospital and  shopping complex from your house. For this, you have tools which provide the required information to your clients.

     If a client is looking for a commercial property, one must consider the following:

1.    Price

2.    Forecasting

3.    Foreclosures

Narrow property types to SF snd condos . Obviously you also want to narrow area's. List actives , solds, pending 12 months. Highest lowest prices averages. Number of days on market . Do same for 24 months . Look at 2 month actives and solds this will give you absorption rate . The 12-24 months will give you appreciation and market activity for past year .
