We love Tom Ploch in Santa Barbara, and he travels throughout California and the west.  He has an uncanny ability to capture a home and what it would be like to live there. He knows how to put you in the picture.  I believe he charges $750 for a  basic luxury home, and that is all he does.  He works exclusively with one of our clients, here is an example listing.

The other one here that is great is Jim Bartsch.  He did the photos of Michael Jackson's Neverland.  This job was probably more like expensive given the size of the estate, and the drone photos that were taken.

One of the real estate offices we work with in Fort Myers, Florida, has a photographer on retainer.  They believe that all homes regardless of price point should be professionall photographed, and it is $200, per home.  This is a marketing edge for them. Here is an example of a feature property that is on the lower end.

This has really paid off for them in terms of new listings and more agents joining the company.  A

Good morning Bob. Every home we flip, I hire Kyle Reyes  to do a video and photos, he make the property come alive, so the price is almost meaningless.

I just paid $299 yesterday for 30 pics and a floorplan. If it's above 2000 square feet, $329 and without a floorplan $199. Love the floorplan virtual tour, however, and book that (unless the floorplan is one that will rule too many buyers out).

That varies with the kind of photography....one company has a division that is also the sign company that installs signs for most brokers...they charge $45 and then there are others that will do video etc. that are $300- $500.

We use a company that provides a video and a floorplan as well as very high quality photographs. The price varies with the home value but starts around $250.

our aerial photos cost $200/ address..... but I hired the photographer and his drone to be a team member.... I mentor hime and we have aerials for free.... the agents take their own photos of the properties....

Early in my career I took the photos. Two years of photography in college helped me understand how to really capture the images that showed the home in the best light. I actually enjoyed it. But as my business grew I knew I had to step my game up and include video. I went through several photogs and video people but QwikVid in Los Angeles has been my go to team for a while.

I take my own, but I've heard esimates from $125.00 to $300.00 are common around here. More for luxury houses. Not all self proclaimed professional photgraphers take qulity photos. One lady sent me a virtual tour of house that she did, and was bragging about the Sony camera she uses. I watched the tour a couple times and though she must have sent me the wrong one by mistake. it was awful. A blind man could have taken better photos.

I use TourFactory and have for years--I have a monthly contract with them at about $30/month and each tour costs me $85-150 depending on the size of the house and the number of photos that I order. This includes listing on Realtor.com, which could cost $25 on it's own.

Bob - What a great question. Right now I don't do many listings, but think I am changing my business model regarding that.

I am interested in either learning more about taking my own listing photos, or just paying someone to do a real professional job. I am sure you are asking this question for a reason, and hopefully you will provide some insight with the results you receive.

Hi Bob, if it is under $500k I do it myself. I have an SLR and a wide angle lens and are proficient with Adobe Photo shop. If it is a honker of a crib I pay because I get a floor plan with it. To get good photos you can spend between $50 (condo) and $200 (SFH w Floor plans).
