This is a state by state requirement, Debbie - if it's not a typical request for your area, it's doubtful that it's really needed, probably just a confused lender.

I lend across multiple states, and for example, they're typically required (unless you get a special title endorsement) in Delaware, but just 10 minutes up the road in Pennsylvania, one is not needed.

Not here. I have had a few buyers from out of state who were floored that the seller is not required to provide a survey. Many of our older properties don't have a survey on file, relying on the property description from the deed only. And that is all that is required, a property description.

Financed transactions require a property survey here. Existing surveys that sellers may provide will be accepted provided there haven't benn any changes or additions.

every institution requires mortgage surveys (plot plans) to be done at the buyer's expense ..... this is not an instrument survey that one would use to put up a fence.... it's purpose is to make sure no permanent structures are on someone elses land.... fences can be moved....

no they don't. But I think they should.  I'm also considering having buyers sign a document saying I recommended and they declined if they don't get one.

I just got an offer on one of my listings and the buyer asked for a survey. It was the first time I have seen that request in months and wondered if their lender required it. The seller has a survey so the issue is resolved either way.
