Host open house often.  If you don't have your own listings, ask colleagues if you can host theirs.

I've met some wonderful clients at open house, many of whom have done multiple transactions with me, referred clients to me or both.

Face to face is the fastest way to get results, instead of waiting for the results from newsletters, post cards and internet dollars. Also talk to your past clients.  There are no dollars involved there.

I wouldn't farm. You won't be able to make as many touches to a farm with a limited budget. I'd use the money to mail items of value (to use Buffini's words) to my sphere - things like newsletters, market updates, etc. Face to face is still the best.

larrys thoughts are good. i still go back to open houses. ask busy agents to hold their listings open if u dont have a listing. you will meet people, and use your listening skills to get those leads
