I think most of us could write a book on "Sh&t my sellers said" that did or almost tanked  a deal.  Better to leave the open houses to the professionals and let the sellers have a nice afternoon somewhere else.

I don't want my seller doing an open house. It opens the seller up to sharing too much information with a buyer and could lose a real prospect. It is not the seller's job, it is the agents job to talk with buyers.

Nope.  Wouldn't do it.

I was hosting open house at one of my listings and the seller hadn't left yet.  A visitor walked in and toured the property.  He then asked the seller a question.  The seller didn't hear exactly what the visitor asked.  

Instead of asking him to repeat the question, the seller repeated what she thought she'd heard, which was unfortunate, as it turned into an incredibly awkward exchange which I cannot put into writing until much time has passed.

Not in a million years.  They are emotionally involved and not likely to be impartial to some of the questions or comments made by unthinking buyers.

I would consider it, but I would supply branded sign-in sheets, and of course make sure I was available by phone to answer questions any open house attendees might have. I would always do the first open house, but if the sellers wanted additional open houses, I would let them, under controlled circumstances (ex. having copies of the listing brochure, a sellers disclosure available if prospect asked for it etc)

The more established agents in my office offer us newer agents the opportunity to host open houses for them. It's a great chance to get us newbies some experience and exposure and it keeps things professional :)

Michael Thornton If you want to turn buyers off, have a seller bird dog a buyer telling them how great their house is compared to others. It doesn't work.

Absolutely NOT. First, I don't think it would be professional on my part second, would not help in the sale process and third, would not put me in a good light with potential customers (buyers or sellers) that might come to the open house.

I never heard that the owner do their open houses if it is listed with an agent. I've seen some agents choose ''limited service'' or MLS entry only for a fee.

Well Michael, I think we all knew that the answer to this one would be no, though I am sure it is tempting sometimes expecially for those agents who do not want to hold open houses, yet have sellers who insist on them.

No. Unfortunately I have experienced sellers stay during an open house. It's never a god idea. They mean well but blab about all the wrong things.
